Applicant Screening Services:
This service is offered to Owners who would prefer to advertise, show and handle the paperwork for the potential tenants themselves, but would like Kendall & Potter’s professional assistance in screening the applications, running credit checks, check for judgments/evictions, and confirm employer and tenant verification without meeting the applicants. All applicants are required to fill out Kendall & Potter applications and pay an application fee.
Lease Preparation Only:
This service is offered to Owners who would prefer to advertise, show and handle the paperwork for potential tenants, screen applications and approve applicants themselves, but would like Kendall & Potter to prepare and execute a Lease Agreement and Addendum’s. The Owner is then provided the Lease to sign with the new tenants.
Move In Condition Inspection:
This service is offered to owners who would like Kendall & Potter to provide a documented move in condition report prior to tenant move in.
This applies to Owners who only require Management to pay monthly bills while property is vacant and not being advertised for rent. This includes, but not limited to, payment of mortgage, property taxes, utility bills, vendor bills or any other charged related to the property. Owners will receive a monthly statement at the end of each month, a 1099 and end of year income and expense statement.
This service is offered to property Owners who do not rent out their property, but would like a professional to look after the interior and/or exterior of the home, pick up mail, take photos, when needed contact gardener and other vendors to address any issues, pay expenses and costs for property from Owner’s funds held by Broker, and ensure up-keep of property over an extended period of time.
Personal care such as shopping, arranging housekeeping and/or staging property, meeting vendors and checking on work being done on property.
This applies when Kendall & Potter provides consulting services to property Owners, or owner designated Realtors, appraisers, insurance agents, CPA, etc… with regards to any rental property issues that may arise which may include but not limited to on-site management, property sales, refinancing, preparing property for sale or refinancing, modernization, fire or major damage restoration, rehabilitation, obtaining income tax, account or legal advice, representation before public agencies, advising on proposed construction, debt collection, counseling, attending Owners Association meetings and testimony in a legal court.
