Kendall & Potter Property Management Screening/Qualification Criteria Policy

Kendall & Potter Property Management welcomes all applicants and follows all federal and state housing laws. Management will not refuse access to any housing, accommodation, or other interest in property or otherwise discriminate against an applicant on the basis of age, sex, race, religion, marital/familial status, physical or mental handicap, color, creed, ethnicity, national origin, or sexual orientation.

Application Process

Prior to applying please be prepared with the following:

  1. Read the property listing, rental terms, and policies.
  2. All applicants over the age of 18 to attend a property showing, virtual tour or view the video provided by Management.
  3. If there are any special requests related to the property, please submit them in writing with the completed application(s) before processing begins.
  4. Contact information for rental references and employers for the past 2 years.
  5. Valid form of Photo ID and proof of income.
  6. $49 Non-refundable application fee online.

GENERAL REQUIREMENTS & INFORMATION

  1. All Applications must be fully completed online and signed. Incomplete applications will not be considered. For your application to be considered, please complete ALL sections.
  2. Each person, age 18 years or older, who will be residing in the property must complete a separate application.
  3. The acceptance of a Co-Signer is subject to approval by the individual property owner. Co-Signers are required to complete a separate rental application, submit the processing fee, provide income verification and will be subject to the same policies as all other applicants.
  4. Application Fees must be paid PRIOR to processing the rental application.
  5. Each applicant must submit a non-refundable processing fee of $49 which covers the cost of processing individual applications, obtaining individual credit report, investigating applicant’s residential history, fraud warnings, verifying employment history and salary, social security number verification, and costs associated with verification of references.
  6. Applicant acknowledges and accepts that Kendall & Potter Property Management represents the owner of the property for which the applicant is applying.
  7. Applicant acknowledges and accepts that Kendall & Potter may receive multiple applications for this property, and we do not necessarily select the first application submitted.
  8. Selection of a resident is based on income, credit, and tenant history or ownership. Negative findings on one or more of the three areas can cause denial of an application. Denial of one application results in the denial of all applications.
  9. Each applicant must qualify individually based on references and credit, while income requirement can be met as a household.
  10. Management makes every effort to process applications within 48-72 hours of submission; however, processing can take several days due to inability to contact previous/present landlords, employers, and other references.
  11. Management will make a reasonable attempt to contact previous and present landlord(s) submitted by Applicant; however, the ultimate responsibility for supplying this information to Management lies with the Applicant. Management reserves the right to decline tenancy based on our inability to contact the references provided.
  12. Feel free to contact us to check on the status of your application if you have not received a response within 3 business days.
  13. We cannot guarantee any unit you have seen to be available by the time your application is processed. A security deposit will not be accepted until the rental application is approved.
  14. Three (3) years or more of verifiable residence history from a third-party landlord OR home ownership is REQUIRED.

RESPONSIBILITY OF APPLICANT

  1. It is the responsibility of the applicant to inquire about any information on the application that they do not understand.
  2. Upon application approval, Lease documents must be signed within 48 hours. Lease Documents are delivered and signed electronically. The security deposit will be required to be paid at the time of lease signing.

INCOME REQUIREMENTS / INCOME VERIFICATION

Monthly income must equal approximately three times stated monthly rent.

Employed: provide two most recent paystubs with YTD total, tax return not required

Self Employed, Unemployed, Trust Fund or Retired: provide 3 most recent complete bank statements AND 1st two pages of most recent tax return.

  1. Verifiable income is required.
  2. If unemployed and unable to verify the income necessary to pay rent, applicant will be denied.
  3. Self-employed individuals must be verified through the state or tax returns or bank statements.

CREDIT

K&P obtains a credit report for all applicants.  Applicant supplied reports are not accepted.

  1. Outstanding bad debts being reported on credit report over $100.00 may be accepted with proper explanation and proof.
  2. Outstanding debt to property management or landlord will result in denial.
  3. Discharged bankruptcies, short sales and foreclosures are considered on a case-by-case, with approval of the individual property owner.

RENTAL HISTORY OR PROPERTY OWNERSHIP

Minimum of two (2) years of rental history and/or proof of homeownership required. Negative references can be grounds for denial of an application.

  1. All references must be third party and verifiable.
  2. Reasonable attempts to contact references provided will be made. K&P reserves the right to decline tenancy based on inability to contact reference provided.

AUTOMATIC DENIALS

Any of the following items are grounds for automatic denial of an application:

  1. Giving false information
  2. Three (3) or more 3-Day Notices within a 12 month period
  3. Two (2) or more non-sufficient funds (NSF) checks within a 12 month period
  4. Rental history reflecting any unpaid past due rent
  5. Rental history reflecting any property damage or disturbance
  6. Any collection filed by a property management company or landlord
  7. Any applicant with unlawful detainer action or eviction within the past three (3) years
  8. Inability to verify applicant’s income necessary to pay rent
  9. Outstanding debt to property management or landlord will result in denial.
  10. Any applicant with a bankruptcy not shown as discharged will be denied until shown otherwise.

PET AND ANIMAL POLICY

To help ensure our residents understand our pet and animal-related policies, we require ALL APPLICANTS to complete a third-party screening and review process. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.

    1. If you have no pet or animal, you are required to complete the screening process at no charge to acknowledge applicable no pet policies.
    2. There is no charge for service animals.
    3. The pet application fee is $30 per pet.
    4. Applicant understands that when applying for this property, they also agree to create a no pet profile or pet/animal profile by visiting montereycoast.petscreening.com
